Marketing Minute: Reverse Prospect Search
Hundreds of homes hit the market every week and its important for agents to know your home has just been listed. I make it easy with a reverse prospect search in our MLS systems that provides me with a list of agents who have clients looking for a home like yours. Now that I have the list I send out an e-mail featuring your home and pick up the phone to make sure they don’t miss out on seeing your home before its sold. When an agent knows there’s a new home on the market for their clients they are usually quick to schedule a showing.
Why is a reverse prospect search important?
My marketing plan is primarily directed straight to the consumer. However, it is still important to communicate with the real estate professionals that represent these homebuyers.
Relying entirely on the MLS is a recipe for disaster and can result in the home remaining on the market far longer than it should be or even worse, not selling at all.
By contacting each agent who has a client whose search criteria matches my listing I am increasing the odds of finding a buyer for the home. This type of proactive marketing is why many of my listings are sold much faster than the industry average.
