Welcome and thank you for your interest in the October edition of the Anthem Highlands Market Update. Here I will take you on an in-depth look at the real estate market in this beautiful Broomfield community.

General Outlook

October was a great month for home sales in Anthem Highlands. 12 homes sold in total with the majority of those being resales. Even more interesting is that the average sales price for the month was just over $727,000 which is significantly higher than the average sales price for the year of $701,000 even though September is typically one of the slower times in the year for real estate sales.

At the time my monthly market report was released, there were 21 homes for sale throughout the neighborhood including both new builds from Epic, Lennar and Richmond American as well as a good number of resales. The average list price for these homes falls almost directly in line with the average sales price for the year at just over $701,000.

Fall can be a fantastic time to sell a home. The natural beauty of our Broomfield neighborhood lends itself to amazing photos as the leaves change. If homes are staged correctly buyers can begin to imagine themselves hosting family and friends for the holidays and there is nothing more powerful than eliciting this emotion when people are touring a home.

Historically, October and November can be one of the busiest times for home sales throughout the year. I would describe it as the third best time during the year to sell a home with Spring (March and April) and Summer (May and June) being the time periods that traditionally see more homes sold.

The worst time to sell a home in the Fall and Winter is the period between Thanksgiving and New Years. People are more interested in spending the holidays with their families than selling a home.

One of the biggest questions on peoples minds right now when it comes to buying or selling a home is the impact a potential recession could have on home values.
